The High Street site is uniquely positioned to become a key piece of Lexington’s thriving downtown – both drawing from and contributing to the existing framework. The location of Rupp Arena and Lexington Center across the street links the site to strong entertainment venues, while the spike in residential development in the Davistown district to the west provides opportunities for retail and entertainment in a new urban district on our site. Grand Slam Development is extremely proud to share a vision for the High Street site that achieves a respectful solution to the surrounding context while offering an exciting new community within the High Street Development.

We understand that the effect of the urban design principles driving the planning and development of the High Street project are not confined to the lines of the site. With its proximity to the historic Woodward Heights neighborhood to the northwest, the site should be developed with sensitivity to scale and architectural vernacular. Crucial urban factors such as transportation, density, and pedestrian experience are all issues that our team will explore during the master planning process.  A bold and connective plan must emerge to create a lasting destination for downtown Lexington.

Our plan centers on a truly exciting anchor – baseball! America’s favorite pastime attracts a wide range of visitors in addition to Lexington’s established fan base. The Lexington Legends have committed as a tenant for the High Street Development and will work with nationally recognized sports venue designers Populous to bring the new stadium to life. The new stadium will be a multi-purpose venue with year-round events to generate increased revenue for downtown Lexington businesses.

Beyond the stadium, our development approach considers all aspects of drawing residents and visitors to downtown.  Our vision includes retail and dining, residential units, fitness and recreation opportunities, lodging, office space, and revitalized open space. We envision including ample green space and lush landscape wherever possible, as well as incorporating rooftop gardens to introduce elements of sustainability and visual interest. We believe the connection of these desired elements will make for a more vibrant and successful development and ultimately a more vibrant and successful downtown. The Grand Slam Development team is being led by Phil Holoubek of Lexington’s Real Estate Company (LRC). LRC’s team is passionate about downtown Lexington and has developed several downtown mixed-use projects including Main + Rose and The Nunn Building. These developments brought needed residential and retail growth to downtown, attracting residents who value a walkable lifestyle and being surrounded by options for shopping, dining, and entertainment in the core of the city.

Omni Architects will provide design and oversight of Grand Slam Development’s A/E team.  Based in Lexington, Omni is an award-winning firm with a diverse portfolio of over $1B in projects. Additionally, our team comprises local and national experts that will ensure the success of the development, including Jones/Lang/LaSalle (JLL), SWA urban planners, EHI Consultants, Bristol Development Group, SteinGroup, Edelen Strategic Ventures, Messer Construction, and Equity Management Group (EMG) with a strong line-up of sub-consultants.
